I'm writing to urge adoption of a new designation of mixed "conditional" use and middle housing.

Residents, shoppers and visitors want the West Central neighborhood to be a walkable mixed use, mixed income neighborhood with "middle housing" options. To assign an HDR zone classification on the entire neighborhood will lead to demolition of SF homes, displacement of current residents and a continuation of housing inequality by concentrating dense housing in this historically lower income area.

A mixture of single family homes, small cottage developments, townhouses, and small rental projects will enable moderate density throughout the neighborhood. Such a zone designation will allow retail neighborhoods services as a “conditional use” which would define the location, size and character of neighborhood retail developments.

The character, diversity and flavor of this uniquely blended neighborhood makes sense to create and adopt a new designation. Vote for a "mixed "conditional use and middle housing" designation while the opportunity to get it right going forward exists. Please reject the HDR zoning option.
