Why does Rockwood want room for 12-story towers?

I'm here today on behalf of Rockwood Retirement South in the Lincoln Heights. As you will find out from Spencer and Kevin, Rockwood has been working and begging for better zoning tools to make their site implementable. Because it isn't readily usable zoning-wise, we have over 850 people in line waiting to move into this. There are only three continuous care retirement communities in the area. And Rockwood has been around up there in that location for 40 years. You're currently designating it, it appears to be low density residential or moderate density. I'm sorry. We need, at the end of your planning process, a density, probably high density, to enable us to continue to build out our project. We've added property to it south of 25th between Southeast Boulevard and Ray. And all of that ownership enabled us to essentially spread out the original 1986 approval. There's going to be, believe it or not, only an additional 21 units at full build-out from what was approved in 1986. So don't worry about high density residential exploding residential development in this area. This is just for the retirement community that they own from Ray to Southeast. And so we would urge you to support and give Spencer and Tirrell the ability to modify the plan. I can propose a map as to what we need, but in essence, we're looking for the ability to build upwards of 12-story towers. Not many, just one or two at the most, in the vicinity north of 25th. So, if you will, I will submit a map showing what we would suggest and work with your staff to get the zoning tools that allow us to move forward without further interruption. Thank you. Okay.
